A problem has arisen regarding the conveyancing. "A deception" by the venors is revealed as the cellars (obtained by increasing the offer by £25) are really an entrance way to No 7 All Saints Street. Fr Wrigglesworth provides some background about Welwick House being a workhouse and connected with No 7. "The difficulty is more apparent than real". Mr Wilkin is very annoyed and will fight for the cellars but thinks the vendors knew all along; which means a right of way to No 7 will be necessary. includes a plan showing the area under consideration. Quite hot here - like Rome in July - hope rain comes soon. In the school with all doors and windows open the children can hardly breathe.

Nicholl's letter: may admit by silence that they were impossible or impracticable designs. Site difficult and the other side was impractical regarding the design [to cost £1450] as Fr Wrigglesworth had become involved with two architects and had choose. The statement in the Tablet about £2000 being spent on a portion of the design is concerning. Glad to hear that his design may be used elsewhere in the diocese, however it is only fair to pay a very small sum of £20 for what has been done.
Bishop Riddell reply dated 8 February 1897 [copy]: You have no claim whatever because the design would have been rejected by me and it was way beyond the means of the Lynn mission. Design No 2 - you refused to provide an estimate when asked.

Thanks the bishop for calling with the plans but disappointed not to be there to have 5 minute discussion on this matter. It was only on seeing the Tablet article that he became aware that another architect was engaged - hence he then submitted his accounts.

The covering letter introduces the accounts for 1928. He asks for £75 anticipating overspend in 1929. The accounts show two columns: Receipts & Expenditure. Receipts include Guest in presbytery (£51) and donation by Fr Phillips of £175. Expenditure includes Housekeeping (£75) and M/Cycle & Bicycle (£44).

The range was provided at cost. The original estimate did not account for the need to make a cylinder specially for the range - which also meant costs associated with new piping and more time from bricklayer and plumber. Requests Fr Heptonstall to meet him on this otherwise he'll be out of pocket.

Covering letter for 1934/5 accounts highlighting a £25 deficit. However Fr Ketterer has a scheme to put it right, but if the Diocese is willing to clear the debt then he'd be happy. Regarding the land - no news yet, not even an acknowledgement of the offer.

Unable to meet the bills for the last quarter. Supporting statement provided. His economy will not help if the congregation cannot do more. Comparing his situation with that of Fr Phillips in the account book, he notes that their expenses are about the same. Hating to admit failure he has to write hoping Canon Tonks will make his "failure - a victory!"

Fr Ketterer thanks Monsignor (Canon Tonks?) for advising of the purchase of "The "Elms". Will make contact later about going there.
The letter is also a covering note for his last quarter's accounts of which the car seems to "lap up money", although he rarely travels outside of his district.

Fr Ketterer provides the accounts (set out in the bottom half of the page) for the half year saying it has been a heavy time and no increase in income. With the new house and premises he hopes to have a more favourable balance by October. His deficit is £35.19.9
